Long-term apartment rental in Phuket: prices, areas and the lease
Updated 3 November 2026 · Fastlyhouse
Long-term rental in Phuket means a 6- or 12-month lease at a fixed monthly rate that is well below a single high-season month. At Fastlyhouse, 12-month rates start at 20,000 THB a month for a one-bedroom apartment, the deposit is two months' rent, and electricity and water are paid by meter.
In short
- Term: a lease of 6 or 12 months or longer; the rate is fixed for the whole term and does not change with the seasons.
- Price: on a 12-month lease, from 20,000 THB/month for one bedroom, 28,000–30,000 THB for a studio, 40,000–75,000 THB for two bedrooms and 220,000 THB for a 4-bedroom villa (Fastlyhouse catalog, November 2026).
- Deposit: two months' rent on a 12-month lease, returned when you move out.
- Utilities: electricity at 7–9 THB per kWh and water by meter, on top of the rent.
- Fees: none for the tenant — the owner pays the agency's commission.
How much long-term rent costs in Phuket
The price of an apartment in Phuket depends on three things: the length of the lease, the season and the area. The longer the lease, the lower the rate: the 12-month price of an apartment is usually below its one-month low-season price and two to three times below the high season.
| Apartment | 12-month lease, THB/month | One high-season month, THB |
|---|---|---|
| Studio | 28,000–30,000 | 70,000–85,000 |
| 1 bedroom | 20,000–33,000 | 60,000–100,000 |
| 2 bedrooms | 40,000–75,000 | 120,000–180,000 |
| 3 bedrooms | 85,000 | 220,000 |
| Villa, 4 bedrooms | 220,000 | 600,000 |

Seasons: when renting costs less
Phuket has three seasons. High — December to March: dry, calm sea, the highest one-month prices. Shoulder — November and April. Low — May to October: short rains, a green island and the lowest rates. On a 12-month lease the seasons do not matter: one rate covers all twelve months, so a lease starting in May costs the same as one starting in December.
Where to live in Phuket
- Karon — a wide beach with cafés and shops within walking distance, easy with children. Most of our apartments are here: apartments in Karon.
- Nai Harn and Rawai — the quiet south, popular with expats and families, close to schools, markets and one of the island's best beaches. Nai Harn, Rawai.
- Kata — a surf beach and evening promenade, sea views from many complexes.
- Bang Tao — the west coast near Laguna, beach clubs and international schools; budget condos ten minutes from the beach.
What the rent includes
Apartments come furnished, with a kitchen, tableware and appliances — move in with a suitcase. Most complexes have a pool. Electricity (7–9 THB per kWh) and water are paid by meter, and each apartment page shows the rates.
Deposit and lease
On a 12-month lease the deposit is two months' rent: 60,000 THB for a 30,000 THB rate. For shorter leases the deposit is shown on the apartment page. It is returned when you move out, less unpaid bills and damage; normal wear is not deducted. The lease is signed with Fastlyhouse CO., LTD, a Thai management company.

Questions
How much does it cost to rent an apartment in Phuket for a year?
On a 12-month lease, a one-bedroom apartment at Fastlyhouse costs 20,000 to 33,000 THB a month, a studio 28,000–30,000 THB and a two-bedroom apartment 40,000–75,000 THB. The rate is fixed for the whole year and does not depend on the season; electricity and water are paid separately by meter.
What deposit is needed for a long-term rental?
On a 12-month lease the deposit equals two months' rent: 60,000 THB for a rate of 30,000 THB a month. For leases of one to eleven months the deposit is shown on the apartment page. It is returned when you move out, less unpaid electricity and water bills and any damage; normal wear is not deducted.
Do tenants pay an agency fee?
No. The tenant pays only the rent, the deposit and the metered utility bills. The owner of the apartment pays the agency's commission. There are no booking fees on the site: you send a request, and the manager confirms the dates and prepares the lease.
Which area of Phuket is best for living long-term?
Families and remote workers often choose the south — Nai Harn and Rawai: quiet, close to schools and markets. Karon and Kata put the beach, cafés and shops within walking distance. Bang Tao on the west coast is close to Laguna and international schools, and its condos can be cheaper.
Can I extend the lease?
Yes. If the apartment is free after your term, the lease is extended on the same terms or at a new rate that the manager announces in advance. The free dates after your term are shown in the calendar on the apartment page.
