How to rent an apartment in Phuket for a month or longer

Choose an apartment and dates in the calendar — the site calculates the rent for your stay at once. Leave your name and phone: a manager will contact you, confirm the dates and prepare the lease. The minimum stay is 1 month.

The minimum stay is 1 month

We rent apartments for at least one calendar month and at least 30 nights. Thai law requires this for condominiums: short-term rentals without a hotel licence are not allowed. If you need less than a month, the booking and the lease are made for a full month, and the rent is a month's rent.

Seasons and prices

High season is December–March, shoulder season is November and April, low season is May–October. A day costs the monthly rate ÷ 30 and the rent is your days × that price: 31 days of December at 90,000 ฿ come to 93,000 ฿. For 6 months or longer the 6-month rate applies, for 12 months or longer the annual rate; both are a price per month.

Deposit

The manager confirms the refundable deposit for your stay. It is returned after check-out, less any unpaid electricity and water and the cost of any damage to furniture, appliances or bed linen. Normal wear and tear is not deducted.

Electricity and water

Paid by the meter at the rates shown on the apartment's page. Internet depends on the apartment.

Lease

Once the dates are confirmed, the manager prepares the lease. The dates are held after the lease is signed and the payment it names is made.

Questions

What is the minimum rental period?

The minimum stay is one calendar month and at least 30 nights. Thai law requires this for condominium apartments: they cannot be let for a few days without a hotel licence. If you need less than a month, the booking and the lease are made for a full month, and the rent is a month's rent. There is no upper limit — you can rent for six months, a year or longer, and separate rates apply to such stays.

How is the rent calculated?

Each apartment has monthly rates: high season (December–March), shoulder season (November and April) and low season (May–October). A day costs the monthly rate ÷ 30 and the rent is the number of days × that price: 31 days of December at 90,000 ฿ come to 93,000 ฿. The 6- and 12-month contract rates are charged per month. Choose dates in the apartment's calendar and the site shows the amount for every month and the total.

Is there a discount for a long stay?

Yes. For a stay of 6 months or longer the 6-month contract rate applies, and for 12 months or longer the annual rate; both are a price per month. They are usually well below the high-season rate. If an apartment has no long-stay rate yet, the site prices the stay by season and the manager confirms the price.

How much is the deposit?

The manager confirms the refundable deposit for the particular apartment and your stay. It is returned after check-out, less any unpaid electricity and water and the cost of any damage to furniture, appliances or bed linen; normal wear and tear is not deducted. The amount and refund terms are written into the lease before you move in.

What is included in the rent?

The rent covers the apartment with the furniture and appliances described on its page and use of the complex's facilities: pools, gym and the other amenities listed. Electricity and water are paid separately by the meter at the rates shown on the apartment's page. Internet and cleaning depend on the apartment.

How do I book an apartment?

Choose dates in the calendar, check the price and leave your name and phone number. The request reaches a manager in Telegram at once: they contact you, confirm the dates and prepare the lease. The dates are not held until the lease is signed. You can also write to us on WhatsApp or Telegram — the buttons are on every page.

Can I stay with a pet?

It depends on the apartment and the rules of its complex: each apartment's page says whether pets are allowed. If you plan to come with a pet, mention it in the comment to your request and the manager will confirm the terms for the chosen apartment before the lease is signed.

Which areas of Phuket are your apartments in?

Our apartments are in the south and west of the island: Rawai and Nai Harn near Nai Harn and Ya Nui beaches, Kata and Karon, and the Bang Tao beach area. In the catalogue you can filter apartments by area and number of bedrooms and see at once which are free in the coming months.

Where can I read guest reviews?

Guest reviews of our apartments are on the Fastlyhouse host profile on Airbnb — the link is at the bottom of every page and on each apartment's page. There you can read what guests say about the apartments, check-in and communication with the manager, and see the ratings for each listing.

Does the tenant pay a commission?

No. The tenant pays only the rent at the rates shown on the site, a refundable deposit, and electricity and water by the meter. The commission for renting out the apartment is paid by its owner, not by the guest. We rent directly, with no platforms or middlemen, so there are no service fees or mark-ups for the tenant either.
